Building Permits Overview

 – Building permits range from electrical, plumbing, gas, well, septic, fireplace installation, finishing a basement and the list goes on. While building permits can be a major pain for both contractors and homeowners, they are meant to actually protect the general public against shoddy construction and inadequate materials that aren’t up to code.

If you are working with a contractor, then they will be either able to complete the building permit process for you. Or, at least, guide you through it. Building permits are usually issued for a particular time frame. As an example, a typical building permit is good for six months after issuance. If the work is not completed within this timeframe, then the permit may be renewed for another set time period (typically 180 days).

There are a wide number of reasons to apply for a building permit. The first is that it can protect property values. A home is a major investment and if construction fails to meet local building codes, then it could affect the overall investment value. While building permits normally have fees associated with them, they still can save the homeowner money in the long run. Many property insurance companies will not cover any damages or work that is caused by work that is completed without proper permits and inspections. Utilizing the appropriate permit process also adds in a safety net when a contractor or other professional is hired for the job.

If a permit has not been obtained and work is completed, it can result in a variety of different scenarios. The first may be that the owner would be required to discard all work. In other words, if an addition to the home has been made, then it would have to be torn down to comply. Other actions may include completing costly repairs and filing additional paperwork to bring the addition up to code. Or it may not even be able to be inhabited.

Towns and cities across the country all have unique permitting requirements. While the general idea is the same from one municipality to the next, the requirements, paperwork and fees will vary considerably. If you are thinking about a home improvement project or new construction, it’s important to check in with local permit offices to see what may be required before beginning the project. In general, the property will be inspected throughout the different stages of construction as well as upon completion to ensure proper compliance with all building codes.

Contractors should always be leery in starting a project before a permit is issued as they could have their license suspended or revoked for doing so. If the building is completed without a permit, then it may void insurance. It is also helpful to show proof of a permit when selling a property as homebuyers want to ensure that the work was done correctly.

When working with a contractor, they will know the ins and outs of not only applying for a permit but also fully understand the inspection process and what needs to be done to make sure that all work is completed up to code. Building codes are enforced through building permits. It’s a way that each town, city and county can ensure adherence to codes and make sure that all buildings meet the minimum safety and structural standards that have been set forth.
